The Redwood City Planning Commission is set to decide Tuesday whether to approve a 131-townhouse development along the waterfront that requires a zoning map amendment.
Submitted by Strada Investment group, the development located at 1548 Maple St. encompasses 20 three-story buildings with attached garages, according to a staff report.Â
Adjacent to Docktown Marina, the 7.8-acre project site is currently zoned tidal plain, which doesn’t allow for residential construction. The Planning Commission will decide whether to recommend the City Council approve rezoning the site to mixed-used waterfront. The commission will also vote to approve a development agreement, condominium permit and architectural permit, among others.
The rezone would honor the vision for the area outlined in the city’s general plan, which allows for housing and businesses on that site, according to the report.
In addition to market-rate residences, the project also includes a new waterfront park and watercraft launch area at the northeastern end of the project site, a new publicly accessible Bay Trail and extension of Blomquist Street from Maple Street to Redwood Creek.Â
The project proposal has been twice reviewed by both the Planning Commission and Architectural Advisory Committee since it was submitted to the city last year.Â

During those meetings, concerns were raised about traffic impacts, water access, the project’s lack of affordable housing and the future of a historic water tank located on the site.
The development agreement that the commission will vote on Tuesday, April 16, would require the developer to relocate the water tank to city property adjacent to the project site and protect it until a permanent location in the Inner Harbor area is identified, according to the report. The developer would also prepare a restoration plan and contribute $100,000 to the city for that work.
The Planning Commission meeting will begin at 7 p.m. at 1017 Middlefield Road in Redwood City.

It is interesting that no discussion appears to have occurred regarding potential impact/mitigation of future sea level rise. It will happen...
