Almost four years after initial plans were submitted, a 128,343-square-foot, six-story mixed-use building with 32 residential units at 1201 Main St. in Redwood City will be considered by the Planning Commission next week.
The development will reach just under 90 feet tall and have two underground parking levels, according to the project’s plans. The mixed-use space will include 96,982 square feet of office space.
The applicant, Mecah Ventures, is looking to use concessions and waivers under the State Density Bonus Law, by offering four affordable units and the community benefits considering the development’s proximity to public transportation.
Units will be split between studios and one-bedroom units, all of which will be located on the fifth and sixth floors.
Four of the residential units will be deed restricted affordable. One studio will be reserved for very-low income levels, one one-bedroom for low-income levels and one studio and one one-bedroom will be reserved for moderate-income levels.
The proposal also includes 4,866 square feet of open space, 103 private parking spaces and additional bike parking spaces, according to the project’s description on the city’s website.
A development at the site was resubmitted and redesigned in May 2024.
The previous application, submitted in October 2021 by a different developer, was for 103,000 square feet of office and 28 residential units. The Redwood City Planning Commission approved the former project in 2023 but was transferred to Mecah Ventures and updated.
The existing building used to be home to the Wings Learning Center, a school dedicated to children with autism, but the organization relocated following the project’s prior approval.
The Redwood City Planning Commission is hosting a public hearing for the updated development proposal at its upcoming meeting at 6 p.m. Tuesday, Aug. 19.
