On the surface, the San Mateo County Navigation Center in Redwood City is an example of how much-needed, multiunit housing for the area’s most vulnerable communities can see a quick turnaround using innovative technology.

The center used prefabricated modular construction — manufacturing entire rooms or housing components in a factory setting — to build the 240-unit temporary living facility, a decision made on account of a state grant with a one-year building deadline.

Thanks for the informative article, Alyse DiNapoli. So even with the supposed cost savings detailed in this article, modular housing still isn’t penciling out for builders? I’d be interested in knowing what the per-unit cost to build is with modular. I’d bet most of the “fraction of the $912,000 average cost” per unit is in governmental costs and additional fees, in addition to needing to pay for prevailing wages. If those issues aren’t solved, modular, and housing in general will remain a bust – similar to the pre-fab companies that have gone bust because costs haven’t penciled out.
