Are the big changes for housing good and what the citizens want? I see for lease signs everywhere in San Mateo especially along the freeway and the train tracks. This makes me ask two questions: Do people really want to live near the soot and pollution by the freeway and do people want to live near a loud vibrating train? Seems not by all the for lease signs. Building housing nine stories high will forever change our community.
Here’s two legislative ideas for Scott Weiner. First, cap the rent for the new high density building you are allowing to be built because the current ones are not affordable. Second, lower the capital gains taxes on people who have owned their house 20 plus years. This would stimulate seniors to move out of their single family homes. The problem with high density living, seniors don’t want to live in it with all the stairs. What senior wants to drag groceries from a basement parking garage while using a cane. Not me. These two reasons are why we aren’t selling our single family home.
Most buyers would agree with the location problems you mention. But these are the only places that "pencil out" due to interest rates and construct costs. Capping rents will only reduce construction. The solution is to run the HSR from city centers to affordable outlying areas with amenities preferred by most buyers.
