An eight-story housing development in Redwood City is now accepting leasing applications including those for 35 affordably listed homes.
Greystar Real Estate Partner’s Highwater building, a 350-unit multifamily residential development at 1405 El Camino Real, is now open and accepting applications for units. Homes range in size from studios to three bedrooms and market-rate rents range between $2,735 to $8,310 a month, according to the Highwater website.
Discounted rents will be available to those making below the area median income of about $122,500 for a household of one, according to the state Housing and Urban Development Department and a project page on the city’s website.
Building amenities at the Highwater include a rooftop pool and lounge, a fitness and spin studio, a coworking space, business pods, a pet spa and a large wall-screen digital transit map, according to the Highwater website. The site, located downtown, is within walking distance of Courthouse Square, Sequoia Station and various restaurants and shops including Angelica’s, LV Mar and the Fox Theatre.
Greystar is also behind an 8.3-acre development proposal just blocks away. The project in total will span land between El Camino Real and the streets of Maple, Cedar and Main with an additional property at Jefferson Avenue and El Camino Real. The proposal includes seven structures, six of which would be mixed-use retail, office and housing space and the seventh parcel would be an affordable housing development.

A total of 540 residential units, 147 of which will be listed below market rate, are proposed under the plans. Most of the housing will be located in two mixed-use buildings with ground floor retail while a third fully affordable housing development will have 39 studio apartments, half at 30% of area median income and the other at 50%. Of those units, 10 will be reserved for adults with developmental disabilities, to be operated by the nonprofit HIP Housing.
The 8.3-acre proposal was met with mixed feedback during the review process. Some praised the developer for bringing in much-needed housing and a child care facility, offering to build a skating rink following community pleas, and preserving local landmarks including developing a replica of the Perry’s Feed Shed to use as a restaurant.
Meanwhile, opponents of the project, argued Greystar was getting more out of the deal and could have provided additional housing. The council ultimately approved the larger project in 2020.
