Gilead is hoping to break ground early next year on its Chess Hatch campus as part of its plans to expand its presence in Foster City.
The company has been headquartered in Foster City for years, and its main campus is situated at its Vintage Park location. The Vintage Park campus, about 72 acres, is currently undergoing construction of two new buildings — a research center and technical development center. During a Planning Commission meeting Dec. 4, Gilead also discussed its Chess Hatch expansion plans in more detail.
“We have mostly built out our main campus, but we are still committed to growing here in Foster City,” said Lucerne Tsang, executive director of Operations Strategy and Portfolio Management at Gilead. “We are proposing our phased development of our Chess Hatch property as part of our Gilead expansion plan … the new Chess facility, along with the other two projects in motion, are crucial investments in our research capabilities.”
Gilead purchased the Chess Hatch property, situated between State Route 92 and Chess Drive, about a decade ago and has yet to substantially redevelop. According to the most recent plans, the company plans to build out the site in two phases. During the first phase, eight of the 12 existing buildings would be demolished, with construction completed on a two-story, 175,000-square-foot lab building and construction starting next year. The second phase would include the demolition of the remaining buildings and the construction of one 600,000-square-foot R&D building.
A little more than $20 million in developer impact fees would be paid to the city for the Chess Hatch development, according to a staff report, with the vast majority going toward affordable housing funds.
Commissioners were overall supportive of the project and will review the project again once after environmental and traffic analysis has been completed.
