Rock 'n Roll Auto Stereo on Burlingame's West Lane might be granted a lease for two parking spaces on its street, stemming from a bitter dispute over 12 spots where the city and Caltrain wanted to install parking meters.
A city report indicated Thursday that the auto shop occupies more than 10 percent of floor space in the building at 211 West Lane, and deserves the special spots because it is an auto-related business for which the area is zoned.
The other shops on the block, including the Bark Station Grooming Salon and Anugrah Inc., a wholesale home accessories business, would have parking meters planted in the spots its building owner leased from Caltrain.
Caltrain is planning an expansion of its train platform next to West Lane.
The city and Caltrain have said Mike Harvey Honda can lease spaces on both sides of the tracks, and Gary Doss, owner of the Burlingame Museum of Pez Memorabilia, said he wants the non-auto related shops and Ruppel's Auto Fixation at 260 East Lane to have equal treatment.

"The Caltrain reconfiguration is going to affect many businesses in the area," Doss wrote in a Jan. 31 e-mail to City Attorney Larry Anderson and Councilwoman Rosalie O'Mahony.
"I hope you can help these two Burlingame businesses survive the change," Doss wrote.
The City Council is expected to discuss but not decide the fate of the spots at its meeting Monday, and will also direct the city staff on whether shops there should be zoned for retail or car-related businesses.
One plan calls for regular review or renewal of conditional use permits for non-auto businesses, according to the city report.
The Burlingame City Council will meet at 7 p.m. Feb. 7 at 501 Primrose Road.
