Permits submitted for a development at 1320 Marshall St. in Redwood City propose 32 three-bedroom townhome condominiums near downtown, including five that are reserved for moderate-income level residents and four that are ADA accessible.
The buildings are proposed to be four stories tall, reaching approximately 50 feet tall. They are positioned at the four corners of the plot of land, with a paseo driveway breaking through the buildings nearest Marshall Street and those nearest Broadway. A driveway breaks up the two buildings near Marshall Street, and an open space is proposed between the two along Broadway.
The development was previously proposed as a modern architectural design, but updated plans are now a Spanish-revival architectural style with more open space to break up the new condos.
The plan consists of a total of 81,188 square feet of building development, and the 32 units will be spread across four separate buildings. All units will include three bedrooms, a private deck or porch and a private parking garage.
Each unit will range between 1,402 square feet to 2,241 square feet.
Five of the 32 units are deemed affordable and reserved for moderate-income households. According to 2025 area median income numbers, the maximum income a family of four could make to quality for the moderate-income reserved unit is $223,900 annually.
The units are “ideal for families and individuals seeking space and convenience,” according to the permit application.
The development proposes less than half of the allowed density for the site location, which allows up to 80 units per acre. The just-under an acre site is currently home to a church, restaurant and warehouse.
The “lower-density scheme” was intentionally “designed to bridge the gap between the taller multifamily developments to the north and the more traditional single-family homes to the south,” according to the permit application.
The proposal was considered by the city’s Architectural Advisory Committee Sept. 4. The site and building design was recommended, with additional details requested, for the Redwood City Planning Commission to consider at a future date.
