After a slew of delays, the long-vacant lot along El Camino Real and Spruce Avenue is restarting construction efforts for the sprawling 68,000-square-foot Safeway and retail center.
But the institutional lending landscape that developers rely on became increasingly strained over the last year and half, with several cities throughout the county facing a similar dilemma. While multiunit residential projects are typically harder to finance than commercial buildings on account of thinner profit margins, the latter still struggles to secure funding. Cities like South San Francisco and San Mateo have seen an increase in developers requests to extend their entitlement expiration dates to buy more time.
The site’s development plans also include a new life science campus and 183 new housing units on adjacent sites in the near future as well.
“This new development will provide residents with long-awaited access to essential groceries and services, fostering convenience and supporting our community’s needs,” Mayor James Coleman said in a press release.
Construction is estimated to take approximately 18 to 20 months.
