An expansive, 4.7-acre Millbrae biotech campus is on track to complete building construction for its first major tenants by the end of 2024, developers told the Millbrae Planning Commission while receiving extensions on zoning maps and associated permitting.
The tenant, drug developer Eikon Therapeutics, has signed a lease for 285,000 square feet — nearly half of the campus, which was approved in 2021 as a four-building, one-parking structure project, per a Planning Commission staff report.
Eikon Therapeutics will move into the space, at 230 Harriet Tubman Way, in early 2025, Millbrae Contract Project Manager Harry Burrowes said.
One other building will be completed in 2025 and the remaining buildings by 2027, Burrowes said of the Alexandria Real Estate Equities project. The project merges a variety of properties, including 201 and 231 Adrian Road, 6, 20 and 30 Rollins Road and 231 Millbrae Ave.
“It’s going great,” said Jordan Toon, vice president of real estate development and design at Alexandria Real Estate Equities, said regarding the building that Eikon Therapeutics is leasing. “You can see the glass is going up, the middle panel is going up, we’re working fast to wrap building up before the rain comes.”
She told Planning Commissioner Alan Wong the decision to request a six-year extension on zoning maps was not because of a delay, but that the developer preferred to produce zoning maps after buildings are completed in case of unforeseen changes.
The six-year extension is for both zoning maps and varying entitlements, which includes site development plans, design review permits and height exceptions as plans might change, Burrowes said.
Millbrae recently began ushering in a variety of life-science developments in hopes of steering the booming industry — and its tax revenue — to the mostly residential Peninsula suburb, including an adjacent 263,000-square-foot biotech building at 210 Adrian Road.
