In 2001, I remember covering the story that FEMA was to require thousands of San Mateo residents with federally insured mortgages in certain areas. Many were angered because the ruling was made to alleviate any concern from a possible "100-year" flood.
There was no flooding even with the deluge during the winter of 2005-2006.
And guess what? There won't be ever. Still, instead of rewarding the city with removing some areas from the flood map after a series of multi-million dollar improvements, word is that the federal agency will expand the map to other low-lying cities.
Hope for congressional intervention.
